Thank you both very much for your responses. Makes sense. I guess my next question is: how do I verify the reference that I'm speaking to has actually worked with that hard money lender? Also, are there any licenses or organizations that I should be looking for?

@Grant Thompson

@Michael Noto

Once you've found a few HMLs that offer favorable terms, how you do you go about vetting/qualifying them?

Thank you all in advance for your time and insight!

Looking for a Investor-friendly Houston Realtor - I have a client that is looking to buy in that market.

Preferred an agent that you’ve worked with and invests themselves. Also, can’t be the pushy salesperson type.

Thank everyone.

@Account Closed Agreed. Will be looking to Lease Option this property actually. Need to do more research on how to best utilize Subject To's - any suggestions?

@Bryan Burke Same to you, if I can be of value in anyway please don't hesitate to let me know.

That would be great. My current deal that I am working is in Georgia, but will also be looking at more deals in California once this one is under my belt. Either leads are more than welcome. Thanks.

@Joseph Cacciapaglia Thank you for your insight. I will continue digging to get this deal done. Thank you.

@Perry Farella Excellent. I pulled up all the info on the Freddie Mac site and will be looking into it for my clients. Will not work for my deal. Great information nonetheless. Thank you.

@Alex Bekeza Checked out your video. Will keep in mind for future deals. Thanks for that.

@Rush Wall Thanks. I take it you've dealt with him before?

@Kyle Jones No. I have a friend that invests full time that would aid in guiding me through my first one. What do you wish that you would have known going into your first deal?

@Ethan Henning @Jessica Zolotorofe

Thanks! I'll touch base with them in the coming days and make sure to let them know that you referred me.

Is there anything that you guys didn't expect or wish you would have known going into it?

First time posting. Go easy on me, guys. =)

Looking for hard money lender in Atlanta. I saw the list on here and was wondering who has had experience with them or any others for that matter. This will be my first time using one. Any advice/tips or anything that you wish you would have known going into it?

Any insight is greatly appreciated. Thanks!
