Generally, your Homeowners Insurance will need to be changed to a Dwelling Fire (aka Landlord) policy. If you do change the ownership out of your name, you need to make sure the policy is in the name of the owner of the property (ie. LLC, trust, etc.).

I have conventional loan. how do I protect the property in case tenant sue me (knock on wood), is there a specific insurance to protect my asset? and how do I report it to IRS? @JD Martin and Randy Rodenhouse thank you guys for your help.

HI, we purchase our primary house in April 2022 and we are thinking of moving to a new house sometime next year. my questions are the ff: thank you in advance for the advice. we are really want to learn about rentals and hoping this would be our start. 

 1.) do we have to wait for 2 years to have it legally rented?

2.) do we have to report it to our mortgage loan company and will it affect our interest rate?

3.) do I have to have LLC to start renting it out or is there a possibility to transfer it to LLC?

I heard about it. my cousin actually owned multi family houses there but I havent gotten a chance to ask him. how is it over there? Im actually a newbie and still in the process of learning. got 0 experience in investing in rental property locally and out of state.

Hi, Im from Los Angeles Ca. I Want to start a rental property investment but properties here in California is really expensive. Im thinking of starting my first rental property out of state and im looking at houston or austin or any potential properties in texas. I have no experience and Im still in the learning process. is it a good Idea to start my first out of state rental in texas?
