Wow! Congrats.

To understand the process a bit, how long did you live in each home? How much did each home cashflow for?

Greetings BP Members,

I recently started to up my networking game these past few months by contacting all the interesting people who I wanted to have a conversation with and try and pick their brains. (And bring some value myself, of course.) But I came across a problem, when I build relationships over the phone, they don't tend to as meaningful on both sides as it would be if it were face-to-face.

So my question is... how do we up our networking game during coronavirus? There's always zoom conferences, socially distanced meet-ups, or just "screw-it" meet-ups where we just go out to lunch one-on-one with masks. 

If we do zoom call networking meetups, what works? A 5-person meetup.... one-on-ones... how do we get to know more people remotely, while creating long-lasting and valuable relationships? 


Please let me know your ideas!

Welcome to BiggerPockets! I'm pretty new to REI, but from what I've learned you may want to compare the IRR or (Internal Rate of Return). You'll be able to analyze which makes more cash flow and which will expect more appreciation.

You have definitely come to the right place if you want to learn about REI. Like @Ryan Savage stated, you definitely do not need a real estate license to start investing in real estate. However, if you want to become an agent, it is required. 

If you want to start your real estate investing journey, you have to invest in your knowledge first! Everything you need can be found on these forums. I recommend starting out reading a few articles, forum posts, attend webinars, and definitely check out the BiggerPockets podcast which gives all the information you need on REI.

Most of these will eventually have you ask the big question on WHY you want to start real estate investing. That will create your roadmap for the rest of your investment journey. Whether it's financial stability, experience, expanding your investment portfolio, etc. Whatever it is, writing it down and sticking to it will help you a lot down the road.

Hi @Negar P., congratulations on closing your first deal! That's a huge milestone that will be remembered for the rest of your life! Sorry to hear about the bad neighbor situation, that can always be an irritating inconvenience. 

For this situation, I would recommend checking in with the other neighbors and asking how they feel about him and what their suggestions may be. See if your other neighbors are having similar suspicions, it may be something multiple people have to work out.

If you want any luck with getting this neighbor to sign, I would recommend getting to know them and talking it out. Tell them about your new endeavor, and some things about yourself. Be nice, be smart with your conversation. Know what you want to talk about before going in there.

If you think the suspicions start to grow with this neighbor, you can start taking notes and pictures. This way, you will see if this is a real problem or not. Alongside this, if anything comes down to this, you will have a record to show authorities.

@Casey Roman Hi Casey! I hope this discussion has helped ease your mind and help you figure out what to do next.

This is my first month in Real Estate, so relatively new, I was wondering why you didn't qualify for any loans? You said you had perfect credit, and obviously you have enough for a down payment for a good number of properties, so what happened otherwise?

@Craig Curelop - Thanks for your reply. I loved your book, an incredible amount of insight! Glad to say it was my bug to get me into house hacking, so hopefully I'll have a story to tell where I can plug your book, haha!

I appreciate the advice, I am definitely taking all the time in my day to learn these things, reading more books, attending webinars, listening to podcasts on all downtime, and taking all the free classes! I have learned a huge amount and very happy with my current knowledge in Real Estate, but am very excited to keep learning.

I appreciate it. I just finished reading your article, a great read. I have started doing 4/4 of the recommended pathways to buying your first rental property before 21. With this whole coronavirus situation, I've been learning for 5+ hours a day, tuning in on all possible webinars, podcasts, videos, and reading all articles/blogs, books, etc. I have been taking multiple calls a day from investors, realtors, and others to get more insight. I would love to hop on a call and chat with you sometime if we could set that up, I need more connections!
