After the "OK, EVERYBODY SHUT YOUR MOUTHS!!!" said the head honcho @J. Martin before every presentation, I knew this was going to be fun summit!!  And I loved the flip flops my friend! haha All the presenters and the content presented were awesome and something I will definitely apply to my existing and future investments moving forward.  These will definitely get me closer to my goals much more quickly!  The presentations were beyond the price of admission and the networking I consider priceless.  It's great to be around all the like-minded individuals and entrepreneurs. 

Loved @Al Williamson and @Kim Smith's presentations on short term rentals and corporate housing.  You both had some great concepts and will be implementing these in my next several investments.

@Jeffrey Taylor  MrLandlord.com himself!  Amazing energy and lots of great tips to increase cash flow on existing rentals.  If I knew about these tips before I re-signed two of my leases last month, I would have added thousands to the bottom line in the lease year.  These tips will be implemented on all my rentals moving forward!

@Kathy Fettke and @Neal Bawa  They presented some very insightful market data and info on market cycles.  Will definitely take this data into consideration for my subsequent RE investments in the next 18 months.

@Dawn Anastasi  It was nice to meet you in person and it's wonderful to hear about all your success in such a short amount of time!  Very inspiring!

@David Krulac  Loved the case studies you presented!  Yeah I agree there's not much money to be made in tax sales :)

@Joel Owens @Brian Burke Lots of great info regarding commercial properties, triple NNN, partnerships and syndications!

@Engelo Rumora What can I say about this guy?! lol  Loved the passion, drive, and the don't give a @#$% attitude, my friend!!  You are superman!  Will always remember to remind myself of the "Why?"

Thanks @Al Williamson Sort of another off-topic question. For commercial properties where you perform a value-add and have an increase NOI, when does the lender consider the new NOI and increase in value for a refinance? In other words, how long does the new NOI have to be stabilized for before the lender will consider an increase in value?

Hello all-

I just came from the SF Bay Area RE Summit provided by @J. Martin and all the great speakers from BP here and the presentations definitely got me thinking more creatively on my investments.  There were presentations on short term rentals and monthly leases that definitely got me intrigued.  Thanks @Al Williamson and @Kim Smith!

If I was to purchase a multifamily investment, for example a 6-unit property, and turned two of the units into vacation or short term corporate rentals that increased NOI when compared to traditional rental income with lower NOI, how would lenders look into this in terms of a value add to the property? I'm assuming most commercial lenders would require stable long term leases in order to consider it part of NOI and an increase in value? In other words, are short term rentals considered "stabilized" income? If yes, is there a certain time period for this income to be seasoned in order to be considered? Maybe @Joel Owens and/ or @Bob E. might have some insight on this since you both also work in this space.
