I'm liquidating a rental property and am considering 1031 exchanging a portion of the proceeds into either a SFH that I plan to live in one room and rent the other rooms, or a 2-4 unit property where I would live in 1 unit and rent out the remaining units. Is this possible? I'm trying to look at this from the tax audit perspective and the FHA lender's perspective.

@Matthew Schroeder  It's nice to have Bay Area representation in other areas of the country to give perspective on other local markets.  Berkeley is an old personal stomping ground and continues to be a cool place to hang out.

Thanks for posting info on the local revitalization efforts in Indy.  I started investing in the area around 12 months ago and it's surprising how things have changed in areas near downtown like Fountain Square, Herron Morton, etc.  And they say there are no appreciation plays out in those parts of the country. There are spots if you know where the local government and private industry are working hand in hand to bring back activity and improve infrastructure in certain parts of the city.

@Joel Florek I inquired about this property when it first came on the market. The listing broker had the same response. It was such a push pull situation to get any kind of info I didn't bother to pursue. Makes me wonder why list the property if the listing agent or seller is not willing to provide even the basic info.
