I would like to sell a rental property I own in the SF Bay Area. My plan is to list the property on Craigslist and on the MLS using a flat fee service. I'm used to buying and selling property with the assistance of an agent and the use of realtor forms (ie. disclosures, etc). Since I am selling FSBO without an agent, I will not have access to the forms. Where would I find an appropriate contract and forms for these types of transactions?

Nice thread you have going here, Michael!  Your transparency is appreciated.  Reading through your posts, it sounds like you have the goal to create value in property through rehabs and leave a legacy for your kids.  You could do this in either the Houston or SF Bay Area market IMO.  The difference between the markets is the proximity to where you want to invest.

I follow the San Mateo market and the market is getting softer compared to last year and previous years. I was seeing multiple offers for 3/2 SFR going into the mid 700s in 2014. I have a friend that purchased a 3/1 in Shoreview for $480K in 2012 and in 2014 could have been sold for ~$730K. Crazy appreciation but hey it's the Bay Area. The market has slowed down significantly since then where now SFRs are in the mid 600s and sitting on the market 30 days or more. Rents however are still holding quite well in the area. Based on the rental market, I think values will be begin to flatten as well. It might be a good time to sell and move money into another market or property where you can better execute your goals to buy distressed multi-family property, rehab to create value, and hold for the long term. All my opinion of course... :)
