Check with your insurance regarding snow removal. You may need someone on contract for liability reasons. The contractor may need this on paper also for the same reasons.

I had problems just getting tenants at an old duplex to share small recycling bins, so I forsee issues with dumpster sharing. What happens if your tenants or their tenants use more than 1/2? Who monitors and enforces this?

Some good thoughts Jessica and Patrick. Problem is, I have to keep my full time gig for now as moving full time into either of your suggestions is going to be an unmanagable pay cut at this point. Hence, this would need to be either my own thing or part time for now.

Trying to gauge for some services to offer while I pursue my agent license in order to learn and create some income for myself. 

Investors: I understand good Property management can be hard to find. What is important to you in a property manager? If you have a PM, what could they do better?Outside of PM, what other services would be useful to you as an investor? Deal prospecting? "Driving for dollars?"

Agents: What do you always need help with? Admin? Handing out flyers? Cards? Door knocking?

A friend of mine with an Air BnB in Niagara Falls is looking for some help. She is looking to change out cleaners as the current service is proving to be unreliable. She also needs some minor occasional PM, ie general inspection, check the grass, make sure garbage taken out etc. Any suggestions/recommendations in the area? Thanks.
