This month we'll be having rockstar investor Krista Testani, Managing Partner at Sharpline Equity REI, a private firm focused on a buy and hold business model with a concentration in multifamily apartment buildings. She is responsible for all legal strategy and implementation in addition to ensuring asset performance.

Krista obtained her bachelor's at New York University in 1990 and law degree at Brooklyn Law School in 1994. After practicing law for several years her attention was drawn to real estate. I believe what we are seeing here is the expected return includingnot only your purchase price but also your capex costs for interior and exterior value add projects as well as the return on that value-add investment.

So many variables and options. Hard to say without more info on your goals, skills, etc.

You've received some great advice above.

My two cents, consider coaching. Being guided by someone that has done and still does what you want to do, at the highest level is a great strategy to shorten the learning curve.

Post: Is buying and holding condos a good investment

The question is too general. Every property whther it’s a condo or duplex or a 100 unit multifamily is a good investment if you buy it for the right price.

So, the only answer here is: it depends.

Normally condos come with a “high” association fee that generally eats a lot into your cash flow.

Appreciation wise it’s also hard to say. It depends on the timing.

If you hold it long enough then it will appreciate but that doesn’t make it a good investment necesarilly. 

Also, what’s your goal? What do you consider a good investment?
