Hope all is well stay focus do the steps the gentleman suggested , because that way you are getting your feet wet and learning while you build  your contacts and with that you will run into the partner you need don't get discouraged just like when you were in school you had a few rough patches you will succeed you finish college just stay at it. Stay in aliment with your vortex. And please have a good day.

I still have money with the lender but house was bulit in 1909 and it needed a full rehab we had a budget of 65k we should have gotten about 126k due the house as well as the neighborhood the house is in they start from 400k - 1.9 and up we figure we needed a new roof and siding, but it as not apart the original budget but rhe comps in the area for my house are only  500k - and up, I'm in the house 487k my question is if I have the contractor continue and  use the rest of  the funds and then ask for more funds?

Hope all is well BP family I started a project with hard money they did not request an appraisal but the broker did after we got started on the demo , and then as we go along we see that the project is going to cost more to complete,and pay lenders and make profit now project has been on hold to either find money or sale as is  any suggestions. 

Hope all is well BP family, what if the lender did not request an appraisal, and the broker I was working with ask me as the buyer to get one after we started demo? And then we find out that the budget we started with is to low to for the project we started?

Yes I mean fixing a and flipping it Jon sorry if it seems confusing lender meaning they are investing in the property as well seller is caring back 126k  she is still on title until we rehab and sell and we give her 126k back real simple lender already sent money to title company that's what I mean by money going back to lender real simple They had the deal for a week I understand stand they got a certain amount of time to resigned from the deal, just want to be aware so I can due my dudeligence   to make sure there is no reason for them not to want to do businesses with my group  thanks for your response.

Thanks for the response I have given you all I got all our ducks where in a row,even my broker is stunned. 

Thanks for the response, No there was no lien on the property free and clear I was buying for myself and flipping it but I would think that would be neither here nor there I would think that title job is to close I mean that is there job, money already in there accounts.and they got to give  money back to lender.

Thanks for your response yes I did they didn't have a response, they simply just stated they were drafting up a letter, my broker was going to give them a call, h we  has not got back to me as of yet everything was in order, just curious minutes before they were telling me when to come in and due the final signing and bring bank account information .
