I recently took a subject to purchases class. to me a subject to deal would make sense if there was a lot of equity, low interest rate, appreciating market, market w/many foreclosures or if you had too many mortgages in your portfolio. In this situation, it sounds like you're banking on appreciation. I'm a newbie, but that sounds dangerous. After all is said and done, if the numbers don't work....walk away.
