@Turner Wright Hey Turner, you can request from the county to hide your name or LLC to "Current Owner".

I guess you could make the assumption that if you’re willing to go through the trouble of mailing or faxing in a form to keep yourself anonymous they’d probably not respond to cold marketing.

If you really wanna figure out who they are, you could just check the latest deed transfer or any liens that have been recorded.

@Ike Nwanze Most people say emails are valuable and that you should certainly give them something of value for exchange... not the case for real estate investors it seems.

If you go to any of the Houston Real Estate groups, people drop hundreds of emails a week in comments to get on lists. I would go there, good luck :)

@Israa Ajam if it’s for sale on the market, it’s likely that the profits have all been stripped away.

You either have to make offers based on the returns you’re expecting (don’t anchor yourself on the list price even if it seems like you’re disrespecting the seller)

Or... try to make offers to distressed homeowners directly.

I scraped the numbers of Harris County non-judicial foreclosure notices for the year.  We are well below our averages.  I wonder when the flood gates will open...

In Houston, we were getting around 1k non-judicial notices every month.  Now were trending at around 300.  However, 3 out of the last 4 in person auctions have been cancelled.

I think with public estimates like Zillow and Redfin should get you 90% of the way there.

When you're ready to seriously make an offer, only then would I invest the time/energy to refine the comps.

Hey Jimmy, if you register as a bidder on the Harris County Tax office, you'll get notified of future cancellations.

The August 4th auction cancellation went out on July 31st, it's not much notice especially if you've been doing your research and hoping to bid on a property!
