@Alex Roter Thanks. This is pretty helpful. I am just thinking that the 70% rule on a 400K house. That is 120K reduction before repairs. That sounded like a lot for most of the sellers.

Is it still competitive to get deal around 70% ARV? Isn't that too much for a 400K property?

Seller's don't care that you see this as a business deal and that you need to make a profit.  What they care about is selling their property and not getting taken advantage of.

By your own admission, you offered him 65% of the current market value - and you think it needs $60K in renovation without even setting foot inside.

If someone made that offer on my home, I'd tell him to walk west till his hat floats.

All - not sure how to move forward with this situation. 

So I have a seller who is interested in selling the house. The property is in a decent place. The market price goes about 500k. He is expecting 550k according to him... (The bigger (500 sq.ft bigger) unit sold for 550k which was completed remodeled). I offered 370k and envision 60k remodel without looking at the house. The seller wants easy transaction, no agent fee, and MLS pricing but doesn't want to see the house myself or repair needed. After I provided my more than MAX offer... he just hang off and texted saying I will not call you again...

Should i move forward with this guy and keep asking. It sounded like he just want an offer in my opinion and to compare with others. Now i am writing this, I felt i shouldn't follow up with him anymore. lol but I really want his two properties.

Rehab is not easy and let along long distance BRRRR and in the current environment. How did you find your realtor, contractors? did you have a property management company line up for you to check out the rehab? I guess the good thing is that you got the property at a deep discount and you can still be able to make it work even the rebab goes sideways. Have you read David Green's BRRRR book? He outlined a good process on long-distance BRRRR and how he finds his CORE FOUR. It might offer some insights on your next project! good luck.

I am assuming this price includes the paint. That is about $4.65 per sq.ft. It cost about $2.55 per sq.ft including paint with minor repair for walls and trim in VA area based on the contractors I have used (I might have paid the higher price). I would add 30% - 50% of this cost if additional prep works are necessary. So, I am looking at $2.93 to $3.825 per sq.ft for just the Walls and Trim. Add $1 for the ceiling treatment is reasonable. So anyway from $3.93 to $4.83 per sq.ft is a reasonable price to me.

This looks great. I wonder how much does it cost you to rehab the unit?
