As a new investor, I had the same experience and was using Zillow including other free websites to determine home values or rental rates. As our fellow BP members mentioned, it is so way off based on my experience.

Currently, I ask assistance from my agent about getting CMA including connecting with your local broker (within your network) to get this numbers. In terms of rental rates, I am getting info from local property management companies, craigslist and RE agents as well. Every time I submit crazy low offers, my agent will submit it but will let me know straight up if will just get rejected.

Greetings! I own one rental property and currently overseas as well. The PM manage the property and I usually call or email for any status update including saying Hi(at least once a month). So far I only received 2 calls from PM about bad garbage disposal and landscaping which was handled immediately by the PM(I require certain number of quotes if work gets to a specific $ amount). I received tons of advise from BP about managing my PM and annual recommended checklist/inspection which are now all automatic. The added 8% monthly cost is worth it for me based on my situation including field of work.

Thanks for feedback and advise. I am new to the game and worried that when I apply for refinance or sell the property in the future, the appraised value will be based on the lower square footage which is a difference of 188 sqft.

As you describe, it is a distressed property and banks will not likely or will not renegotiate.

My plan for this property is fix and hold then refi possibly after 1 year but if appraisers will not include the extra space then I will be stuck and cannot recoup the downpayment.

Another lesson learned and working on making a decision if a go or walk away.
