@Todd Rasmussen Thank you for the response! Good information to know. I have no wish to wade into the Bro Investor controversy though, ha-ha. 

I am also a newbie working on starting to flip houses after a buy and hold a few years ago. I try to read existing threads on topics of interest before posting. I have also bought a bunch of BP books and am reading them too. This is indeed a magical community so I am going to do my best to ask informed questions.


I’m crossing my fingers that overbidding for investment properties as you described is not a problem where I am.

Thank you. So put in $90K and got $600K+ in equity and cash depending what you can get as loan to value. Then own the amount you borrowed as a mortgage that becomes one of the rental expense lines? (If that abbreviated sentence makes sense). Then reinvest some of the cash back? Have I got that muddled?

Thanks George. Could you say how much money you out into the deal -I think you said $100K? Was that everything you put in?
