Post: Bamboo Flooring in Rental?

Hi All!

Just purchased an older three unit, two of the three units need some flooring on the 2nd and 3rd floors. I have been installing LVP after a few years of laminate due to vinyl’s “waterproof” quality. (Investing in the northeast, melted snow is an issue). I have about 1300 sq ft to cover all together.

I was about to do a full LVP install again but came across a great deal on 14mm solid strand bamboo plank floating floor treated with 9 layers of aluminum oxide for $1.69 a sq ft.

I am considering using this in the living areas, bed rooms and dining room, with LVP in the bathrooms and kitchens for protection against water.

I’m looking to spend $2-2.50 a sq ft for material and primary focus is not on increasing value to sell, as this is a buy and hold property. I like the idea since it is nicer than LVP at a lower price. I read up on the pros and cons of bamboo, but was wondering if anyone can provide some insight into their experience with it or even other suggestions.

Thanks!

@David Nacco You need the suit man. Dress like you run the place. Gray is versatile

@Tyler Hungerford Thanks for the suggestion, I'll check firsttuesday out!

@Jared Rine Glad to hear it! Next assignment was either Beale or Travis, opted for Travis. Looking forward to trips to Sacramento and San Francisco though! Thanks for the advice, I'll also add Allied to the research list!

Will cycle back to you guys for broker suggestions once I complete the coursework.

Really appreciate the time!

@Jared Rine

Hi All!

Any recommendations on an online company which offers California pre-license coursework? I know there are a ton of options, currently looking into a few. I have college credit that will cover the elective, so I am only required to take the principal and practices courses. Any of them offer a good military discount? I am stationed in japan currently. Headed back to the states with an assignment to Travis AFB, CA in March of 2020 so looking to knock out the requirements and be ready to take the licensing exams as soon as I arrive.

Any additional tips appreciated, I am unfamiliar with the area and the state as a whole. I will be living and hope to hang my license in the Vacaville/Fairfield area.

Thanks in advance!

Lee

Over the past two years I have been replacing bad laminate with LVP. My units are in the northeast and repeated expose to water from snow eventually made the seems of the laminate swell... then it’s only a matter of time before the wear layer and design rip off. No complaints with vinyl as of now. Easier to install, many types (not all) are 100% waterproof. Only downside I am aware of is that the face of the planks are more susceptible to damage and there are some concerns with sun exposure. I always go with LPV. My subfloors are normally too beat up for glue down. It is also not as durable.

Hi All!

I am an east coast (Pennslyvania) real estate investor and active duty service member with orders to Travis AFB this upcoming March. I love all things real estate and PA will be a little out of reach while stationed in CA so I'm going to obtain my RE salesperson license. Before I received word I was getting stationed at Travis I took the licensing exam for PA, just for educational purposes. I understand it doesn't have weight in CA and that I will need to complete a certain number of hours of RE education, apply, take the test, ect... looks like I have 3 courses to knock out. I mention that to show I am serious about this.

Anyway, I would love to connect with anyone working in the area. Please post any tips you feel are worth knowing. The Fairfield/ Vacaville area couldn't be any more different than what I'm familiar with real estate wise-looking forward to it!

Thanks in advance!

Lee

Hi All!

I have been investing in the Wyoming Valley for some time now. Love it... originally from the area! Have a steady contractor on my team but picking up another project and can't wait for him to finish his current job before starting this one, hence my post.

The property is in Plymouth borough, Main Street. Based on my contactor's walkthrough, it won't require a substantial amount of work to get 2/3 units rent ready. The building is vacant so will require a test of all systems. There is also some deferred maintenance that I would like to have addressed while the building is empty.

Looking for a reasonable and reliable contract with some space on the schedule (is that even a thing for a contractor?)

Many thanks in advance!

P.s. I am currently in the service but will move back to NEPA in about a year and a half- Planning to go at my real estate ventures full time. Looking forward to it! Please feel free to reach out, would love to sync up with other investors in the area.

Post: Buildium Property Management Software

Hey Guys!

Thought this would be useful to all of you looking into obtaining property management software. Just completed through the 15 day trial of Buildium and I am not impressed, mainly due to customer service. You would think a company attempting to convince someone actively seeking property management software would provide top-notch customer service to lock in the consumer but that was absent here. I would hate to think what customer service is after purchase, as the trend for businesses is normally to provide good service up front and then fade once the deal is done (not ideal obviously but that's how it tends to go).

Buildium kicks out emails checking up on you through out the trial. Within the email, it is "sold" as a specific person is tending to you, though, as I assumed, that is not true. I replied to two of the emails they sent me with an number of questions (below), never did I get a reply. That led me to call the company to ask, which unfortunately was another let down. The rep I spoke to gave very vague answers to 3/4 of my questions. When I pushed for further clarification, there was no attempt put me on hold to find the answer or to get back to me upon further research at a later time. I also asked if they were going to bother replying to my email, which I was told to just call in with questions.

After these experiences, I did submit feedback via the website. I was not responded to.

Last night, after my trail expired, I did get a call from Buildium asking if I had any questions or needed anything. I relayed that I am still weighing my options. I was bothered by the very loud call center the rep was contacting me from though. Must have been at least 10 other reps nearby making the same calls.

Overall it was a poor experience for me. I due admit, I am a customer service snob so to speak, but if I am paying $45 dollars a month for a service in a market where there is significant competition, I expect better. Another note, if you do try out Buildium, do not go through the trouble of interesting your own property data in the platform, I did just to learn if I did decide to subscribe, I would lose all that data and have to start again. Lost a few hours of my life with that mistake.

Maybe others had better experiences, I would like to think so. Seems like the platform itself is pretty solid, minus the phone apps, which still need key features that they are supposedly working on.

Hope this helps some of you out, which is the intent of this post! I think I will try tenantcloud out next.

Thanks!

P.S. Below are the emails I sent to Buildium

Hello,

I do have a few questions, thank you in advance for your thoughtful reply:

1) My main concern with the platform is that it is tilted more towards operation vs accounting. I am seeking a single platform to take care of both ops and accounting. I realize some accounting features are included, such as the 1099 filing and basic expense tracking. A lot of my properties require rehab so expense tracking on a per unit basis is very important to me. When tax season comes, is Buildium capable of producing documentation I can provide my accountant for easy tax prep? (granted I log every income and expense, as I plan to).

2) Is there any kind of discount for active duty military members?

3) How do I get rid of the pre-filled in data in the trial? I went through the tutorials and no longer need to see them. I want to get a feel for the platform as it would actually look in my case, not with fictitious data.

4) Using the example data mentioned in above in question 3, I entered each of my properties per building, including lease data. It took a while to do. Now I am unsure if that was the best approach. For example, must of my properties are duplexes. So i set the property up as "XX/XX XXXXXXX Street" with two units. When I testing adding a general ledger entry, this is a problem though. I cannot delineate between the two units. So if I replace the flooring in unit 1, 76 Wadham street, I would have to apply the expense to the entire property. My CPA had my properties broken out on a unit basis, not property, so this would not convert well.

5) I do not see much info on the phone app. How capable is it? Is there an option to take photos of receipts to be uploaded? Through the general ledger, i see you can upload documents but that is a cumbersome process since the data still needs to be manually entered.

Thank you for answering these questions. I will be expanding my business and need to make sure the property management platform I select is indeed the best one available to meet my needs.
