Thanks for keeping it clean.

I do not know alot about this bunch, but I did got to a meeting. It came across as yet another "multi - level pyramidial sceme, I left after maybe 20 minutes. Definately not my cup of java. I had called on one of those "Investor seeks apprentice" signs, now I see them everywhere.

I did get called back & yes the person was agressive, & yes I shut them off.

What areas of the country are you interested in? I am in North Central Florida, but I have been looking at parks through out the Southeast, as well as the Mid West.

What size parks are you targeting?
Are you looking for properties w or w/o park owned units?
City utilities, or not?
Are you interested in turn around parks?
Parks with upside to expand?
Are you interested in Developing parks?
Are you looking for Birddogs, & people to begin the due diligence, or really finance, &/or partner up?

I have not invested in anything as yet, but intend to soon.

It would be better if you told people up front that you are SELLING yet another overpriced investment program. I don't believe that paying to join your "club" qualifies as networking. It may qualify as piracy though. :protest:

I read an article a few days ago here & now cannot find it,

A Realtor in Cape Coral, Florida is selling homes pre-construction for zero down, only deposits amounting to about $1500.. when the home is completed in 7 or 8 months it has appreciated up to 28-30% (42% per year in Cape Coral) and a $155k home is now worth around $200k.

No payments are made in the mean time, up to 14 months I think.

Sounds like a nice way to plant seeds, anyone?

If that Realtor reads, please respond, again, I cannot find the article again, & my history is lost when we delete cookies frequently.

That does help;

Knowing what range to expect to be able to work in (20%+/-).

What they expect, or how to find out.

How so sell the deal the lenders (condition, rehab & marketing costs etc)

That someone may try to tell you that it won't work. :protest: :roll:

Could you share an example of a "proper package" for those of us who may not be as short sale astute? Maybe a scenario of how you work thru a short sale? Meat & taters, let us have it.

Derek,
I think that we will see some slowing down, more in areas that are overbuilt. Like massive cookie cutter subdivisions. But in college towns & strong metro areas the demand will remain strong, along with coastal & waterfront properties.
In the area that I live, I have seen prices skyrocket in the last 6 years or so. Further back also, but more recently.

Yes, I have lived in Florida all of my life, I am looking at many places in the South East, but my focus is my back yard.
