For a typical NNN lease, how is the contract structured regarding vacancies of other tenants? For a simplified example, say we have a 10 tenant building and each tenant is renting the exact same square footage. Each tenant is therefore playing 10% of the property tax as part of their net lease. Now let's say one tenant vacates and is not immediately replaced. Are the remaining tenants still paying 10% of the property taxes (90% total) with the owner paying the remaining 10% while the vacancy remains? Or do the 9 tenants now pay 11.11% towards the property taxes and the owner still pays nothing?

Thank you, I appreciate the tips!  Number 4 is one of my focuses right now.  I'm trying to get an overview of the many ways of making money in real estate and then decide what is most appealing/what I am best capable of doing.

Hi All,

I never really saw myself as a real estate investor.  I would see those late night infomercials and think to myself, "no way it is that easy" and not really give it a second thought.  Then I unexpectedly inherited a stake in some commercial property and a new world has opened up to me.  I've been learning a bit first hand with the properties I am partnered in, been checking out a lot of books from the library, and searching many sites, blogs, documents, etc. online to gather information.  The more I learn about real estate, the more I think it's for me.  Of course I found myself at Bigger Pockets and I've been lurking the forums.  It seems like a great group of people here so I decided to join and start participating in discussions.  Any advice, suggestions for resources, or other knowledge would be appreciated.  I hope to learn a lot here and maybe even share some useful info myself as my adventure commences :-)
