@Wesley W. Has anyone looked into the laws to see if you can push the payment date ahead...i.e. today you ask for rent on the 1st for the next month...why not ask for the rent 3 months in advance for new tenants and make them pay extra the first 3 mlm months to spread the go forward. That means starting the second quarter, you are ahead and if they miss, start the eviction...

@Cynthia McMillioan. Be careful about lake levels. Lake front doesn't always mean water on Lake Travis. Look further up the Highland Lakes...

@Pam Holbrook. As others have stated...you can't wait 4 days in the Austin market...you can't wait one day...I generally will do a quick CMA and get an offer out samecday for my cash clients...

@Brendan Flannery make sure you will get savings...last home on the water on island was grandfathered based on elevation certificate.

@Stephen Gregory. Your title company should be in possession of the earnest check. Some title companies won't hold an option check for you. If the option check was delivered to the seller agent, you should be good. (Not legal advice - call TAR hotline too)

@Joseph Ortiz have had good experience as a real estate broker with independence title, longhorn title, and several others...really have had no issues from title...
