Hello comma I live in North Carolina, and we'll be doing BRRRR properties North Carolina. I want to keep the properties in my name only, and not my wife. Would this be possible? I was wondering if placing the properties in an LLC would be the best way for that to happen. I am starting out with single family homes and multifamily up to 4 units for residential.

Update....I decided to write my own letter. I was honest, straight forth, and clear.

I would also suggest talking a look at properties that are posted "for rent" on property managers websites, looking up the owner and sending an offer.

You will get a huge response for a very small number of offers and you are also purchasing a "rent ready" asset.  A fair number will be rented by the time you close.  

It's a great system.  It takes 75% of the work out of what you are trying to accomplish. And it allows you to work in out of state markets.  Hope this helps.

I tried the letters on the link James Austin provided, and did not find a lead letter that would suffice my needs. Anyone else have any ideas?

Hello, on one of Brandon Turner's webinars, he mentioned how to find a copy of the letter he used when he mailed offers to absentee property owners. I am interested in buying a single family home for rental property in a well established area, and used the Rental Property Calculator. I love the numbers, and i want to ensure I send the letter with the correct verbiage. I need to make it contingent on inspection, and financing, etc. If anyone knows how I can find that letter please advise. This will be my FIRST DEAL!
