Brandon Turners Offer Letter

Hello, on one of Brandon Turner's webinars, he mentioned how to find a copy of the letter he used when he mailed offers to absentee property owners. I am interested in buying a single family home for rental property in a well established area, and used the Rental Property Calculator. I love the numbers, and i want to ensure I send the letter with the correct verbiage. I need to make it contingent on inspection, and financing, etc. If anyone knows how I can find that letter please advise. This will be my FIRST DEAL!

@Derrick Ward  I can appreciate your honesty, but I don't think it's necessary to highlight that you're a new investor.  If you can afford the property and are pre-approved for financing, your experience is really not relevant to include.  I would absolutely get pre-approved and point out that you have financing lined up.  Keep in mind the financing will be contingent on the condition of the property.  If you need a renovation loan, you will need to be qualified for the amount of the renovations too.

 It seems like you're directly targeting ONLY this property.  I'd talk a little bit more about why you like this specific property, so as not to have your letter tossed in the trash as just another advertisement / form letter.  Flattery can't hurt.  The point that your wife was raised in the subdivision is a really nice touch.

It might be a little insulting to the homeowner that you keep saying that the property needs rehab work.
