@Case Roos .... ahhh... very cool. Makes sense. Have you joined the local investor club to you? That would be a good place to meet some folks (in my experience).

I've been running our local real estate investor club in Northern Colorado since 2003. Writing a book on the topic, but wondering if there are any other real estate agents already running clubs in their local market?

@Logan Allec... glad you liked it. The full Nomad is to buy a a property as an owner occupant, move in, live there for at least a year (which is required by the lender), then convert it to a rental and buy the next property as an owner occupant. Repeat until you have the number of rentals you desire. In this case, you're acquiring 10 rentals (and the final 11th property that you live in after that).

The difference in your bank account balance between paying a property manager 11.67% (10% of gross rents plus 20% lease fee) and managing the property yourself when buying one 20% down rental property (in Northern Colorado) over 40 years is:

If you invest the difference in the stock market and could get 8%, the difference becomes:

If you're saving for a second purchase, it delays when you can buy that second property which further compounds the effect of property management fees on your overall net worth.

And doing the full Nomad investing model, it is pretty significant differences.

I am going to write a whole book about the impact on various investing scenarios.

It is one thing to listen to someone explain how to screen tenants but it's something else entirely when you have an application in front of you and you need to evaluate the tenants on your own. At this workshop we give you some sample tenant applications and allow you to work through the process on your own. Then we go over them in detail so you can see how we think about them together. This is a hands-on workshop that will make you much better at screening tenants.
