@Brie Schmidt... that's awesome. I started our club before I was taking on brokerage clients as well. Your club seems to be crushing it. That's super impressive. We're in a much smaller city: about 150,000 or so population and our club is about 900 members. I'd love to connect and see how we might be able to share some ideas to each improve what we're doing.
@Ola Dantis... I am not sure I follow what you mean by "transition from the local club to the FB group and back." Did the FB group not work and you went back to the local club model? Are you running a club yourself? If so, I'd love to connect with you as well.
I'm happy to share some of my numbers with you all. We're about 90% investor buyers in our business (almost exclusively driven by the investor club) and we are consistently in the top 1% of buyers agents in Northern Colorado working with investors but I think there is a lot of room for improvement.

@Case Roos... it is NOT $30,000 in rental income... it is $30,000 in TOTAL benefit including appreciation, depreciation (tax benefits), cash flow and debt paydown on the loan. These are single family homes and we're not in a vacation rental market at all... more of a college/tech/craft beer town than anything else. Rent is not amazing here compared to a lot of other areas. $1,850 per month or so on a $320K property.

@Case Roos... that makes sense. Our group in my local market is primarily focused on buy and hold and the Nomad strategy. Since we started the group in 2003, we've had some classes on fix and flips but not a ton since the numbers suggest there are far fewer fix and flip opportunities in our local market than buy and hold opportunities. There are some people in our local market that want to find fix and flip deals to generate cash for down payments to buy rentals, so I get it. For some of them, they're open to skipping the fix and flips and learning how to jump straight to rentals. In our market, owning a rental will generate about $30,000 per year in profit between cash flow, depreciation, appreciation and debt pay down so owning a single rental is like doing a flip a year (although you don't quite it all in cash immediately like you do with a flip).
