Post: Assigning Multifamily

Greetings All.

I had a quick question in regards to these multifamily deals that I get. Some of them have so much spread, I hate to pass on them for a smaller referral when an opportunity arrives. What are the restrictions and/or laws in regards to assigning and/or wholesaling commercial property?

Ex. $4M apartment complex, my buyer will pay $4.5M. Can I lock it up for $4M and re-sell it for $4.2M? Please share your knowledge on this subject with me, I thank the community of BP in advance.

Good Afternoon All,

I found a great home in my area that is currently being held by the county. I know my buyers will like the property, but how do I assign or negotiate the transaction? I want to make sure I am protected when presenting the property. I was told there was a specific way to go about doing this. If someone can shed some light on the topic it would be greatly appreciated.

I am doing a J/V currently in the DFW market and know the area pretty well from growing up there. But, I need some referrals for:

  • Good Property Management in the area with AMO or property manager with CPM, ARM or ACoM.
  • Good Closing Attorney
  • Appraiser
  • Inspector

Greetings:

I plan on attending the Bigger Pockets REI Summit in March, but I was wondering what other networking events would the BP community recommend (nationwide)? I would like to attend large events, focusing on commercial real estate in different locations this upcoming year. At least 5 of them, and I am sure BP has multiple investors that have attended these sort of events.

Please share any past experiences, links for the event, etc. on this thread.

I am seeking information to help a friend in regards to becoming a secondary sales agent for real estate off shore. How can she accomplish this goal, she wants to regularly purchase real estate in the states. What are the requirements for someone interested in this? Thanks.

Post: Tax Lien Question

Quick Question: If you find an owner that has a lien and is about to lose the property. Can you get them to deed you the property before the sale, and then get someone thats looking for that kind of home to pay you a down payment to move in, using that to clear the lien? Then rent it out.

Example:

125k house
7k lien

you get them to deed you the property, market the property.

Find a renter, that pays 7k down to move-in and X amount monthly. = Cash Flow, because since the property was deeded over to you it is yours also the lien was then cleared.

But is this legal?

Hey all,

If I am able to contact the owners before the actual tax sale takes place, can I go down to the courthouse and purchase the tax lien myself before it even hits the auction?

Also, is there a way to get them to deed me over the property? For instance, they are just tired of the property (inheritance) can I pay off the taxes and own the property free and clear since they have deeded me the property?
