@Jim Adrian I used kiwi set and loved it. You can set it up so it uses the same key as the knob you already have. I had mine for 4 years, no problems.
@Nerissa Marbury If you have a Habitat for Humanity Restore where you live, I’d go there. They make sure their items work before they go on the floor, they sell used (sometimes like new) and the money they make goes to HfH. You mentioned you owned this home for you and then turned it into a rental. Do you not have a home warranty on the property? If you do, wouldn’t this be covered, you’d only pay a deductible to fix, and you could just charge the tenant that. -just a thought, if it’s an option.

@Aaron Hunt Good news! As a US citizen, you technically own the White House because it is a public asset and owned by the American people and stewarded by the US government. So no expensive classes needed. . .. To live there, just rouse your constituent base, get the people voting and get your self on the ballot and elected :). Fortunately, there's currently an 8 year statue of limitation on occupancy rights. But as president, I'm sure you could work to degrade those regulations. After all, you no longer must divest yourself from your corporations and are allowed to have direct conflicts of interest to be the president. 

Better start hopping! Elections aren't to far away.

@Ned Carey I'll get the permit when I decide to change the sink out. I have a feeling I have determined why the company that owned my house before I bought it just painted the basement concrete instead of actually finishing it with drywall...

I'm getting first hand experience about why there's so many complaints about Baltimore City. It's been almost 3 months, and they still haven't changed the water bill over to my name. Every time I call it's "pending" and no one can tell me when it'll happen.

I've been doing some research into renting/renovating in Baltimore City.  We were talking about renovating our basement ourselves (it is bare concrete currently) and so I thought I'd do some research. While I was reading into permits, I found it stated that you have to have a permit to replace a sink.... Can anyone tell me why replacing a sink would need a permit? Is that a common requirement or just "Baltimore."

You could ask them to pay for a structural engineer to guarantee the property is safe. It wold depend on how motivated they were to sell.

Depending on what you owe, let’s face it, if you wait until you pay them off, you’re never going to get into real estate.

@Lauren Bishop I just installed the vinyl plank in my home's master bath and then used the slippage to redo the half bath and the area right as you walk into my home. I absolutely love it. Easy to clean, looks like pergo and was super easy to install. I actually installed myself and am (obviously) quite pleased with the result. Depending on what you buy, it also has a lifetime manufacture's warranty, if that helps sway your decision. Anyway, if my vote counts, I go with # 2.
