@Billy Zhao My renter auto pays every month, only contacts me for big things and takes generally good care of the house. This is his third year and was going to raise the rent this year. He emailed and said the leasing agent had told him he could stay three years before the rent was raised. This is not in the contract but, when I did the math, the $600 more I would make for hiking the rent was not worth the $1250 I would lose (min) if he moved out or the odds the next tenant would be as good.

I gave him benefit of the doubt and told the agent to clearly explain that next year the rent would go up.

Given the current unemployment rate and economic uncertainty, I’ll stick with my good, easy maintenance tenant.

@Justin K. The IRS has this thing called currently non collectible if you become unemployed... They also often do penalty abatement for taxpayers that have a history of paying timely.

@Adam Allard I’d definitely be interested. Work a w-2 job, so it’d be nights/ weekends for me. Trying to figure out how to find my 2nd rental and would love to have people to bounce ideas off of.

@Grant Rothenburger longest shutdown was 1995 and I believe we’ve just surpassed it in terms of length :(

@Scott Rubzin my pmc gets first month when they place someone, 8% generally with percentages off for direct deposit and email and/or receiving payments at the end of the month versus by the 8th, so you could get it as low as 6%. If they don’t collect, they don’t get paid, which is a nice built in incentive for them to do their jobs. I choose their retainer ($200 for me), and the tenant runs all repairs through them with final approval by me. They have a maintenance crew with 24/7 emergency. I also get monthly statements showing gains/losses and can easily access the information at my convenience. There were some issues in the beginning with their contractors cutting corners, but because I did an eyes on inspection, I caught it, and they made it right. Their prices have been very reasonable, and when I compare what I’m getting with horror stories I’ve heard about, they haven’t pissed me off enough to go through the hassle of switching.

@Stacey Cook i have one in my SFH where I lived before I transitioned it to a rental. For me, it was actually a negative, because i don’t use them, and it took up valuable wall space. However, most people I know want them. I didn’t even think about my tenants might use it, so thanks for posting this! I’ve made a note to get someone in to check on it.

@Benigno Cunanan when I was trying to determine what price to rent, I looked at Zillow for that neighborhood specifically, then at what those houses looked like (in addition to listening to my RA’s advice). Rents ranged from $850-1350. We settled on $1250, with the understanding that we may need to lower.... contract was put in the day it went on the market.

@Cam Jimmy This looks really great. Did you consider, maybe having more counter and cabinet space in the kitchen, where you took out the wall? Maybe it’s the pictures, but it looks like you have no practical prepping space the way the kitchen is laid out.
