So what can I do to start buying an apartment complex? There is a great deal of a 23 unit complex for 2.3M that can potentially achieve the 1.5% rule. 

I don't have this kind of money and to partner up would be hard because I don't have that much experience to bring to the table.

What is your suggestion for me to get that property as a beginner?

Hi James, 

Welcome to BP! And you are right, its better late then never.

There is a bunch of useful information on this site; from buying your property to doing your reno.

Search if there is a local OREA club in Calgary (probably yes) and learn from what other investor from your town is doing! That the best way to learn.

I believe that here in Canada we are not allow to evict people that easy.

But definitely is a subject I need to learn more about.

Oh, and sometimes their deposits are so low they are sadly inadequate.  ONE OF MY MOM"S WAS $25 and the other was $50.

Thanks for sharing, I did not know that this is happening. I'll will look more about this topic.

 I guess you don't know what happening in Toronto. Rental increase is capped at 2% annually. What landlords are trying to do is called renoviction to force tenants out so they can get a new tenant/lease at a much higher lease amount.. Not encouraging you to do that  but that's what's happening

But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.

131,000 was the total initial cost for your friend. After the refi, you got 128,000. But since you are 50/50. You earned 64,000 while your friend is "negative" 67,000 or all the money from the purchase and the rehab went back to him and you split what was left? I'm just trying to understand how you structure your partnership.
