Ray Lai Hi Ray, I have money to put into the property myself. Given the property would require a lot of rehab in looking to have a partner to lessen the financial burden, as well as help manage the contracting.

Thanks for the responses.

Michael - I'm looking for a 5% max down payment. I've looked into a few programs that only require a 3% down payment.

Hi All - I'm looking to either find a multi-unit property to use as my primary residence and rent out the remaining units, or find a property to use solely for investment purposes and have looked into traditional mortgages. Given I'm first time homebuyer I'd prefer the former, however its tough to find a decent property in the city of Chicago within my price range. Does anyone have experience with finding financing for their first investment property, not already owning a home?
