I am partial to Fort Worth. A lot of good areas that are growing, strong renter market, and nice cost of living.

If you want a real estate agent to show you properties they will very likely want you to be pre-qualified so that they know they are not wasting their time just showing you around when you have no plans/ability to buy the property you are looking at. 

You can get pre-qualified by multiple lenders. It is not recommended though because they all to hard credit checks which can start effecting your credit. 

If you get prequalified and find a home for less, great. If you find one for more, you would need to find the cash to make up the difference.

I have a client looking at a property that has two homes on it. One double wide and one single detached. I am having a hard time finding a lender that will lend on that. My double wide lender said he cannot do it on a mixed property. 

And suggestions on where to look?

Because they know that it is a lot of work for zero pay. It is highly unlikely the offer will be excepted if it is obviously too low and wont be excepted. If you want to put in an obnoxiously low offer, you need to back it up with data. You are offering this amount because it will cost x y and z to get it up to snuff.

Como is really up and coming right now. North Fort Worth has a lot of big business coming in. Crowley is growing also. 

If you want cheap, Brownwood is a small town that is trying to grow. So a lot of distressed properties are on the market for cheap. 

Cleburne is a another spot that is run down and a lot of people are flipping. There are a lot of older homes there.

Where are you located?A lot of states Realtors association have leases that anyone can use.

Make sure you let the agent know about what you are looking for, number wise. So they can find the best possible matches.

Yes, most agents have access to pocket listings or things before they list on the MLS. I assume you are going to use them to make the offers and such?
