Como is good for small multi family. It is an up and coming area so prices are still low. 

Arlington and Grapevine are good for short term rentals since there is a lot to do around that area. 

I am an agent in the area if you have any questions feel free to DM me. 

They are joint and severally liable I assume. If they are both on one lease. So it isnt one tenant paying late. It is both. They are together both responsible for the full rent. How they split it is between them. This is why you should never allow rent to be paid in part. It is one payment at one time. 

No you cannot evict part of the lease. They are one entity and an eviction is everyone on the lease. Because the lease is being violated in whole.

@Ryan Frank yeah. Agents like to deal with other agents more than people not represented by agents. If you have an agent you are working with it friebdl with, you may see if they get a better response.

You may change the way you ask.

Hello I am interested in purchasing XX but I would like to do owner financing. Can you please check with your client to see if they would be interested.

That gives them fewer outs with their answer.

always best to check with the agent to see if the owner even is interested. Don't waste your time and theirs.

Yes. Certainly possible. You need to hook up with a good agent who knows what you are looking for.

If he signed a sales contract with his agent then his agent it part of it. He cannot do the transaction without the agent since. 

And how are you going to transfer the title without a title company?

HELOC in Texas is really difficult. Most banks dont like to do them in general and will likely not do one for that small of an amount. You should talk with a loan officer but plan on doing the refi.

Texas is a great place to rent. Low cost of living. Strong leaning towards LLs. Strong rental market.

What are you doing for that pre-analysis? You should have an excel doc that you just drop numbers into quickly.
