Buying on MLS for cash flow

Can you successfully buy on the MLS for cash flowing rental properties? Is this a really bad strategy. I don't have a ton of time because I have a full time job, with my savings was looking to do a conventional loan at 20% down. Buy a duplex that needs some cosmetic work, but nothing major and then rent.

Do people do this successfully or is this a waste of time as far as investment real estate goes?
