Hi Guys,

Happy Fat Tuesday.

Quick question for you--my husband and I are one 1.5 months of wholesaling. So far, so good. Lots of good calls, experience, networking. Yellow letter campaign's going well.

Being patient here, but wanted to temper my expectations. Given a 1,000 yellow letter/month campaign and reasonable expectations on interaction and learning curve, we expect to close our first deal within the first quarter of 2013. We also assume we are targeting the right area(s).

My question to all those viewing this is: when did you close your first deal? If you are in SoCal, this info would be even more interesting to us!

Hi All!

I am relatively new to wholesaling, and have been doing my research with how to deal with potential sellers. I realize it's important to create a dialogue, learn more about their situation, and see how I can add value.

I had a call yesterday that left me a bit puzzled, though, and I'd like to get some advice on how some on you more seasoned wholesalers may have handled it.

Lady called, had received our yellow letter, was calling to "let us know she received it". I asked if she might be interested in selling her property. She said "no--not yet. I just wanted to let you know I received your letter and you can keep sending me more." She went on to tell me about how she had a few properties but wasn't interested in selling them any time soon.

The more I tried to open up a dialogue with her, the more one-word answers I got! She was polite, but not chatty in any sense.

My question to all of you would be, how would you have handled this? Given that she was a bit closed off, but not entirely turned-off to the idea of [i]selling later?

@ James Vermillion Thanks very much! Def looking for areas in SoCal with some buyer buzz and your info was quite useful. I think we are ready to make our decision before we get analysis paralysis, so we chose based on a few areas that we knew well. Here we go!

I am a RE wholesaling newbie and I recently heard that one of the most important parts of sending your first mailing is to target an area with a good amount of investor activity. This seems pretty intuitive, however, I'm curious as to how you find this information?

I understand networking events would be helpful, but is there any way to identify a specific county where one could start? I have been debating between Orange County and Riverside, leaning towards Riverside, but have no actual data to anchor this hunch down to.

In other words, where do I start here?

I agree on the courses, but not the books. I've read lots of bad books where I still pick up one little tip that made the whole book worth it. I would suggest reading as much as you can. You don't have to spend any $ on books. Use the library.
