I've got a single family home that is soon to be rehabbed and available for rent this June and am wondering about offering this one with a rent to own lease.

How successful is this strategy with you all and what are the pitfalls I should be looking out for?

I did just purchase a property directly with the listing agent and felt it went fine - am thinking that is a good route now that I have pretty decent experience under my belt.  Some books I've read strongly suggest having a rep on your side but I think I'm ready.  Thanks for your feedback!

I've gotten into a situation where I am using a few different realtors depending on the location of the property, how urgent I want to see it and realtors availability.  My problem is that I feel awkward about it sometimes and I'm wondering if anyone has any experience to share that might help me better manage these relationships.  I would not jump from one to the other on the same property and I assume this is standard practice for investors - would love to hear other's thoughts!  Thanks!

Is 20% or more down always required for a conventional investment loan? Is that just to avoid paying the PMI?

Are closing costs considered write off's when the funds are intended to be reinvested in ones LLC or S Corp??

Hello,

Last month I completed the refinance step of the BRRRR strategy and cashed out all of my initial investment! YAY!! I'm ready to repeat and looking/analyzing deals every morning.

Here is my question: If I buy and rehab and then don't find suitable tenants how successfully can I proceed to the refinance step (assuming I am 70% or better LTV)?

I live in IL and also want to know how long I have to wait to refinance and if it is better to cash out or should I consider getting a line of credit.

Thank you, I am looking to buy and hold several more investment properties.  I do have an attorney I've used on a number of transactions I can ask.  I was just looking to familiarize my self with the private lending in's and out's a bit more before jumping in.

Hello,

I've been investing with my own money and the BRRRR investment strategy and have a question regarding private money lender agreements.

Are there contract templates on the BP website or do any other members have templates of standard documents used to dot I's and cross T's when entering an agreement between the investor and the lender?
