Hello All,

I am in the last two quarters of my MBA program and all that's left is my master project, it's a big deal, lots of research, charts, etc. And thanks to @Corey Taber (and all those who answered him) who actually gave me the idea when he asked BP about his research project ideas, my paper is on using real estate investing as a means of building wealth.

Part of my paper focuses on the different strategies of real estate investing and I would like to add specific examples of investors that are actually working in the field and making things happen. I have read tons of real estate books and of course used what I've read in the paper, but I would like to add some hands on reality.

If it wouldn't be too much trouble could I impose on anyone who is willing to answer these few questions? I will be eternally grateful. Thank you in advance for any help I get on this. 

1. How long have you been a RE investor?

2. How long did it take you to get started once you decided to become a RE investor?

3. What was the biggest stumbling block for you to get started?

4. How did you overcome it?

5. What advise would you give some one thinking about getting into RE investing now?

6. What types of investing strategies do you employ?

7. Do you change your strategies as the market changes? 

8. Can you share one example of a recent deal, and how it went?

@Tyler H. Sorry for the delayed response. Yes I have visited the site and talked to developer. The lots can be built on at anytime, I met a couple of people who already built their homes in this particular project and there is another site a few miles away that has quite a few homes built. The insurance is American. They don't guarantee any rents, again there's no home there until one decides to build.

I will definitely look into an independent lawyer there to protect myself. I'm interested in this because there's been a lot of investment in the infrastructure there and it's right on the shore, they are comparing it to Cabo before it got to the point it is now. Perhaps there's some opportunity there. Thank you for your questions I will definitely bring up these concerns and get solid answers before I make any decisions.

@Penny I. Thank you for your reply and the link. As it happens this developement was purchased after the market went south, which is why the say it is available at this price. Also they do use the fideicomiso through HSBC, though I can choose any bank I'd like. I will pm your for further info.

@Account Closed thank you, I have done some research into owning property in Mexico and what I've found thus far is that on the interior you can own it just like a Mexican national; but on the shores, which is where this property is, it has to be held through a trust with a major bank as the trustee as a workaround for the restrictions that were in effect in the 90s. But I have also read that the government is trying to do away with that old restriction completely, this is currently going through their equivalent of congress or house of representatives. Hello, BP family,

I have some general questions on international investing, specifically a planned community lot in Mexico. Is anyone here on BP familiar with investing in Mexico?

I have researched the company and I can't find any bad things about the company or its previous projects, this is not the first that they've done in the area, and it appears that the area is growing.

I seams like it could be a great opportunity to own the lot at this price, $23k for a 14k sqft lot, they will build any size house up to 7k sqft (1/2 the lot size) the house for $75/sqft. The problem is we are a bit hesitant because well it's Mexico and we've heard all the horror stories (but honestly I've done some research and found much is overblown), my concern is that it won't sell like we think because others will be worried about safety.

Also I think we're just nervous about investing so far away from home and out of the country. If anyone here has had a good/bad experience they would be willing to share or some advise that would be very much appreciated. Thank you!

Thank you, Jeff, for the input. Actually, my offer was countered and not accepted. It's a 20 unit in Fresno CA area and the rents were 495 (16 - 1bd) & 595 (4 - 2bd), but no one was paying (everyone is in some stage of moving out) and it needs major work.
