@Eric James. I agree and feel this may be the case in this particular area in Baltimore. Because of this I would never buy in this area on purpose. Unfortunately I own the house already so what is my alternative or a plan of action that would minimize risk of either prolonged vacancy or renting it out to a person just  for them to default shortly after and not being able to evict especially during a pandemic in a tenant friendly city. I feel like at this point some folks may be just out to “get in so they can sit”. In my opinion. 

@Erin Malone. I hate having this vacancy but I am definitely waiting unless someone meets all of my strict but necessary requirements. Baltimore city is very tenant friendly. I would never purposely buy a property here in any neighborhood less than an A or B area to rent. I just so happen to inherit the property.  Thank you for the information @WAYNE G.

Any thoughts to what will  happen when unemployment runs out in a few weeks , the country is still shut down due to covid causing more businesses to fail and more job loss. When the tenant can’t or chooses not to pay and we can evict until god knows when. Or better yet what happens with a horrible tenant that is constantly breaking the terms of the lease and no courts aren’t hearing these types of cases. I am a newby and these thoughts makes me want to hold off on renting my property. 

Sending well wishes your way in regards to your rental property Marissa.  Being very strict with the requirements such as income, credit score, and background checks Is only the half of assuring a good tenant. The timing of everything going on in the world is not good for most of us I think. 

Thanks for the welcome. Yes I hear that Landlords are taking on new tenants but getting a new tenant is just half the battle. My concern is their ability or willingness to continue to pay during this time where the Court closures make it easy for opportunists to take advantage in my property.
