It varies. It just depends on what you're looking to do. What is your current goal for this year? And three books have you read on finding deals?

It all comes down to how you differentiate yourself. If everyone is pulling the same list from ListSource, sending the same yellow letters, and talking about "all cash offers." 

Then you're no different from the other 100s of investors who've already sent them the same letter, with the same marketing message. I differentiate myself in all the marketing I do because I already know that potential sellers have already seen it a thousand times.

Out of every 100 bandit signs I get 20 to 30 calls. How? I make a much stronger offer then "I buy houses" and I niche it out. If I know an area has a lot of tax delinquents, that's what my bandit signs targets. If I know an area has a lot of older people who with a lot of equity, then that's who I target.

And the same applies to direct mail. I don't do direct mail anymore but when I did one way I differentiated myself and got a higher response was with a Dollar Bill sales letter. It was a typed letter, no logo, and had a real dollar bill attached to the top of it.

The letter started like this

Dear John,

As you can see I've attached a dollar bill to the top of this letter. I have done this for two reasons. 

First, to be completely transparent I really needed to get your attention because what I have to say might be the most important thing you read today.

Here's why...

It worked for me, it might work for you. You just have test, test, test until you find what works for you.

Hey Brittney, Congrats on at least taking the initiative of educating yourself. Trust, a lot of people I know personally don't. Though the best teacher in my experience is by doing. If you can find someone to guide you threw the process look at that as a bonus and not a necessity. On that note, I'm in the middle of a deal now. If you'd like your more than welcome to shadow me through the process and see how it works first hand. Ask questions and I'll even point you in the direction of some key resources. Such as Title company, marketing materials, etc

What's up BP peeps!

My is Lazerrick and I'm a Wholesaler out of Chicago. I got my start in real estate back in 2009/2010 but it didn't last long. I try my hand at Wholesaling back then while still in high school. I had read a ton of books on real estate investing and Wholesaling was the simplest way that seemed for me to get started. Especially seeing how I didn't have no money.

I just took what I knew and tried to make something happen and nothing did...

So I took a break from the real estate thing.

Fast forward to earlier this year. I found out that a buddy I knew had started Wholesaling and was having great success with it. I called him up and asked him to show me what he was doing. He started mentoring me and I started to see results. I got a few deals under my belt and looking to do more.

I'm here to network with other investors (buyers) looking for deals, wholesalers open to partner up on deals, and Realtors I can help in return for helping me find deals. And just learn more about real estate investing as a whole.

I like Wholesaling however I would like to broaden my horizon . Through a few BP networking events I found about "house hacking" and I interested in learning more about that. 

Other than that I just looking to learn, network and hopefully make some money with you guys.

Most definitely! Check out Guaranty National Title Co downtown right off Randolph and Clark street. They specialize in wholesale deals. Just found them and gotta say they really know their stuff. Give them a call or just stop by their office. Very Investor friendly. Cheers
