@Ralph Poirier, @James Wise and @Andrew R. Lucas, In LA,CA it is common for SFR and duplexes tenants to be required to get renter's insurance and to pay all utilities. Is it the same in SC? Shall I be expected to care of landscaping for the duplexes?

I may have totally missed it. Since you do one lease, people who come see the home are already coming together to get the house together? For instance, 4 bed 2.5 bath. 4 friends come together to rent it? 

@Will Gaston Thanks! @Andrew R. Lucas I hope I can make it. If everything goes super duper, then I'll need to be out there at the time to look at properties to purchase. I have not relocated yet. I'm waiting for this rental in CA to sell before going out there to look at properties for the exchange. My relocation won't be until July-August. When I touch down in SC, I will definitely reach out. What mortgage brokers do you guys love out there?

@Ralph Poirier When I was looking a few months ago, I received quite a few listings from my agent. So hopefully they will still be available with good numbers when I'm ready to exchange.

I'm Layla Sewell. I'm a military brat living in Los Angeles, but making the move to Lexington, South Carolina this summer. I'm a wife and mother who works full time as a Social Worker. I'm about to 1031 exchange my SFR in Lancaster, CA for a mutli-family in the Columbia area of South Carolina hopefully by January 2020. My goal is to scale up to commercial apartments. My current strategy is buy and hold. I found out about Bigger Pockets from researching the net about real estate. Now I tell everyone I know who is starting out. I'm an avid listener to the BP podcasts. It took me awhile to introduce myself, but I've been listening to the podcasts for about a year now. I'm still trying to get the hang of the forums.
