You could always use the old fashioned way and post door hangers in your selected neighborhood or mail flyers. It can be tough when you are first starting out so be persistent.

My guess would be that you have an issue with the P-Trap. Air is escaping through the trap which is calling the "rotten egg smell"

I would wait at least a month before I dropped the price. I would also consider offering an incentive to area realtors. Something like an extra 2% commission for an accepted offer before the one month date.

I would probably try to flip it. Might not be worth the rental.

That is a task that any handyman should be able to do. It would take the right individual around 10 minutes to caulk a tub. My personal opinion is to watch a couple youtube videos and attempt it yourself. A tub of caulk only costs $5 and you can't really destroy anything if you mess up. Just start over again. You would really be surprised how easy it is.
