@Sharon Tseung Don’t fall in love with the numbers. Base your decision on supply/demand and quality of tenants. In addition to the criteria you listed above, I check census data for net migration, educational attainment, median income, etc. I also research what the top 3-5 industries are by the number of employees, and also who the top employers are in that area. If the industries are growing, then your demand is growing too. Lastly, you should have an idea of what supply Is coming to market and when.
