@Meher Bhatti $15K is not much. You will have upfront expenses when you buy; such as down payment, closing costs, escrows, first year insurance, repairs, etc. It’s best practice to have reserves as well. Any landlord/investor will tell you that there are always unknowns that will add up. The closing costs may be able to be wrapped into the mortgage.

@Patrick Nolan I would refinance to a lower rate and pay the difference between the current monthly payment and the refinanced payment towards the principal each month. Your overall interest payment will be less and you will complete payments quicker than 30 years. You should create an amortization schedule and tinker with the payment amounts. @Dillon Francis you and your gf would be co-borrowers on the loan. You should Google and learn about loan sizing depending on the type of loan you're interested in (i.e., conventional, FHA, VA, etc.).
