Hi Lane,

I am also very interested at changing my career into a commercial mortgage/loan broker. You don't need to have worked before as a residential loan officer or originator for you to start working in the commercial loans. Presently, and to my knowledge, it is only California that requires the minimum of CA. state Mortgage Loan Officer license before someone can broker commercial loans. To do residential loans, you MUST have a license in your state, but it is not a must to have a license before someone can broker commercial loans in most  states in the country, but banks will ask for your license #; this may be a business delay for new Commercial loan brokers. If you can start by getting your state Residential LO license, you can use this license to look for trainee or entry level position jobs with commercial mortgage/loan companies close to you. RE Brokers nationwide uses only one license to do both or either residential or commercial RE, so does mortgage brokers uses only one license for both residential and commercial mortgage loans nationwide. 

I am looking forward to start working part time as a Commercial Mortgage Broker in Atlanta, Ga. I know and understand a job like this is based on commission, but I still want to do it.

It will be awesome if I can have some chats and ask some questions from some Commercial Mortgage Brokers doing business in Atlanta, GA.

I also came across it in another book titled "Getting Started as a Commercial Mortgage Broker" by Peter J. Gineris, that someone don't need licensing in most states in America to work as a commercial mortgage broker or commercial mortgage/loan originator.

Hello Mortgage Gurus,

I opened up a book on amazon.com titled "The Art of Commercial Brokering" authored by E. F. Dupuy, and I read from it that someone can work as a Commercial Mortgage Broker or Commercial Mortgage Originator WITHOUT a license all over America, except in California.

Is this truth? Happy New year all and happy holidays.

Thank you Aaron, I have used the website before and today, it does not show minor/secondary liens second mortgage, re-finances, and mechanic liens. I was reading a book today, and I came across websites like www.titlesearch.com, and www.americantitleinc.com.

This tow websites charges some fees, I will check them out very soon.

Hey Aaron Fowles, I have never worked as a Title researcher or in a Title company, but I have been into the Deed room of my county twice before, and saw tens of people doing Title search of properties. I also know that all liens and mortgages will be listed on the property Deed; if I want to search by myself, what information do I need to do the Deed search of an owner in default?

Thank you guys, I have also seen more information at www.realtystore.com. After getting the properties in pre-foreclosure; how can I get the exalt value of HOME EQUITY in the property without and/or before approaching the home owner in default?

Hello Fellow Investors,

Which websites are the best for sourcing/getting pre-foreclosures listings online? I do see my county list in the Legal section of every Fridays edition of my city newspaper, but I need more sources online.

You can go online and search for Commercial Real Estate investing Coach or Mentor in America. Also, you can pick up or buy some books on commercial real estate investing online. When you are doing your searches online or about to buy the books online, you need to make sure you are adding INVESTING or INVESTMENT to your search; if you don't do this, majority things you will see or get online will be talking about only commercial real estate AGENTS or AGENCIES.

Compare the number of years the coaches have and the prices of their training or mentorship. Good luck.
