Hey @Mike Delprete thanks for sharing about the 3k city tax. That is definitely something to consider when negotiating purchase price. I've connected with a few realtors who work that market. 

Hi I'm looking for some guidance in the Sun City West area. I hear there is a lot of opportunity in this part of Maricopa county. Would love to learn more about the ins and outs of that area. Any help would be much appreciated. 

Is it a buy & hold area?

Is there a maret for fixing and flipping?

Or is positioned primarily for wholesaling?

@Greg H. That's good to know that you've done some deals there. It's been a stay away type response from everyone I spoke to. Google maps didn't do the city any justice. It looked a ghost town. I did read that there is a Dairy company building a $250 million milk plant about a mile from the subject properties. I will PM you the info to see if it might work for you.

After careful review It's not a city I want to invest in. There is little to nothing out there.

Jeff Smith I will take your word for it. I did some digging myself and it looks deserted. I did read that a dairy producer is building a $250 million milk plant in the city. Do you think that will help wake up the city?

I am in the process of closing out a wholesale deal in Phoenix. Does anyone have experience working with Empire West Title Agency. They have several locations in the valley. I am looking to do a double closing with end Buyer providing the funds. 

If you don't have experience with them can you recommend a title agency in the valley that work with wholesalers and understand the process for double closings. Thank you!

It's not that difficult to navigate you just have to know what you're looking for. If you have any questions just ask!
