I met a local flipper in my area and set up a lunch meetup. I'm interested in getting started BRRRRing and am interested in developing a symbiotic relationship with a few like minded people. Any tips on questions y'all would ask in this situation? Conversely any flippers have ideas on how I can make myself useful for a new acquaintance? Thanks all.

@Daniel Kidd maybe but unlikely. I have to report no later than July 14th in Pensacola. But I'll be back in September for good. We'll make it work.

@Joshua Klein that sounds awesome. I'm moving the family up next week, don't know how much time i'll have to meet up but if it's not too crazy I'm very interested in that. We'll be in town the 2nd then i need to be back down in pensacola, FL by the 13th for a school for 6 weeks before i'm permanently in asheboro.

@Daniel Kidd absolutely. I'm currently working with a realtor up in asheboro, and I'm waiting to actually get up there and engage with her more before switching or dealing with any other realtors yet. We're in the Navy Lodge in kingsbay, GA right now, PCS on the 2nd moving to our new home in asheboro. If moving isnt too crazy ill see about coming down shortly and see you guys. Very down with what yall are doing with Five Pillars and your Pints and Properties.

@Patrick Adam also make sure they'll actually allow short term rentals in there, pretty high class so I'm sure they'll have some crazy bylaws.

@Patrick Adam I've heard there's some of th4 villas at the omni in Fernandina that are in foreclosure. I'm sure the association fees are out the wazoo but I feel like that would be prime for vacation rental.

I feel like that's shady as hell. That's just such a poor business practice. Is there not some way to try and make an offer to the bank that owns it outside of auction.com? Try doing some digging in that direction.

Maybe I'm the odd one out, but we use One drive. Subscription for Microsoft office includes 1tb of one drive, and works great for us.

I also have the same fear, and in the end is why we decided to sell our home rather than turn it into a rental. I think 200$ plus is needed to have an actual cash flow that can be a safe bet. What i mean by that is 200$ AFTER all your other allotments, PITI, HOA (maybe), Management, capex, maintenance, vacancy.... if theres still 200$ after all those, that's when ill feel safe to jump.

@William Robison Maybe, maybe not. I find that around bases, rent is artificially anchored around BAH for the area. Regardless of if the surrounding jobs support those rents, which is really unfortunate for locals that aren't in the military.
