thanks you guys for the responses. I'm not sure I really identified who I was or my full intentions. So my family and I are the renters. We don't own the home. What I had in mind was wholesaling this home and moving out into another rental that's not such a fixer upper. I'm not in the position with credit history to buy a home or I would. The owner knows she's losing money on it but recognizes the work that needs to be done and don't have the means to pay for the repairs. I just wanted to be the first to get an offer in on an off market deal sort of in the works.

Hello BP, So I'm sitting on my back porch on this sunny Sunday thinkin for about an hour now I live in the biggest problem of my life right now. I've rented this home for 3 yrs now and have done nothing but put band aids on it since my family and I moved in.id like to approach my landlord with the option of selling but I'm not sure what the best way to do that is. I know she bought the home in 2005 for $750k and it only has a value now of $650k and I know that it needs work to be sold at that value. I'm not sure how to determine the dollar amount for the work that needs to be done, and I'd like to be able to figure out how to approach her with a reasonable offer. Does anyone have any advice?

Hello BP, I have a friend here in Wa who has section 8 assistance. She found a home to move in to however when section 8 went to inspect the home before approval they said it wouldn't be approved be caused it is zoned non rental. Who zones this one home as a non rental and is it possible to have this house be approved a ms a rental property? Thanks again

Hello All, I am looking for a real estate attorney close to Bellevue/Redmond/Kirkland Wa area and I wanted to know if there were specific questions I should be asking a prospective RE Attorney when I call? As a wholesaler I am looking for an attorney with prior experience working with investors. I have ran into a few attorneys who were not familiar working with investors and it can complicate the process a little. Any recommendations? Thanks BP...

Hello again BP, Thanks again for all of your answers to my questions so far. But I'm back with another!!!I'm wanting to begin making offers on a few properties and I want those offers to be several different things. I want them to be educated offers meaning I don't want to walk into a deal that's completely upside down with loans/mortgages/liens ect, a fair offer to the seller (not a slap in the face offer) and a fair price for the end buyer. So what is the best way to find any debts tied to the home? Ideally before I make an offer. Thanks BP

Hello my friend, I'm newer as well and have asked that question and here is the answer I get every time I ask that... Find the deals. Good deals will sell themselves and this is the perfect place to list them and they will go fast. I've been doing nothing but reading forum after forum on everything and from what I have read you could get a home under contract and as long as the numbers are good the buyers will contact you... Best of luck to you...

So I've seen on here a lot where investors are looking for wholesalers in specific areas? Why would someone look for a wholesaler in say Seattle wa and not just any wholesaler who can find deals anywhere?
