There is no real sweet spot as far as predicting the weather in St. Louis.  In particular the winter months.   Most of the solid general contractors can maneuver through any weather conditions that St. Louis has to offer.   If you have any other questions, I would be happy to point you in the right direction.  Best of luck!!

Most reputable hard money lenders will provide you with a professional pre-approval and/or proof of funds letter similar to a traditional mortgage company.

Megan, we have funded many slabs in this market over the last few years and our borrowers have had great success (flipping and as buy/holds). You just have to be careful when determining an ARV. You should utilize slabs as comps only in determining an ARV.
