I specialize in Buffalo and Western New York. If we can put together a group of 5 or so, I can see about running it.

@Bryce Clark STRs in opportunity zones are gonna be hard. You would be better off investing in mixed use building then connecting with HUD and letting them know you welcome leased housing.

@Matthew Irish-Jones, I been fortunate in Niagara falls that Vacancy hasn't been a problem. I have run into tenants getting behind in payments and self-evicting. This does raise repair costs as the homes require extensive repair but part of that is mismanagement by the previous landlord.

Hello Eric, I am a realtor who runs his own property management company, we do renovations to maintenance. I own one property myself right now and I'm looking to buy more if I can increase my sales and my property management margins. It's killing me seeing all these opportunities and not being able to take advantage.

How did it work out Kay?

I think you've done incredible amount of research and it is very thorough. As a realtor I would say though that you are not taken into consideration Niagara Falls as a much better opportunity than some of the other locations. Niagara Falls provides a chance to buy property at a less expensive rate then it's neighboring cities yet you can charge close to the same amount and rent keeping your cap rate well above 10%.
