I rent by the bedroom to students also. If one person produces a "letter" regarding an ESA pet then what is to stop the other 5 students from doing the same thing? In a group house, it's really not a reasonable accommodation. I'm surprised there aren't more comments here from people that have had ESA experience.

I also wonder what happens when one tenant has an ESA pet and when they move out, the next person has a serious allergic reaction even if the carpet has been cleaned. Is that then a lawsuit for the landlord?

Thank you for your comments. They are very helpful and I'm open to more suggestions. The home is in Taft, California, just outside Bakersfield. It has a value of $130,000 if the druggies have not broken in since I left. There are no liens at this time. I'm not sure if the ambulance co can place a lein. The mortgage is $78,000. I found some collection letters including one from the IRS for $3-4,000. This is why I don't want to go thru probate. If I take $20,000 and we record the deeds back to back am I responsible for any his debts?

Covid may have made this issue more commonplace. My stepfather signed a (notarized) will and quitclaim deed to me in the hospital just weeks before he passed away. He didn't have a will before that time. It's taken a few weeks for me to recover from his death but it's now time to think about whether or not there is enough equity in the home for me to take on a probate.  It may be that I should let the house go back to the bank. He had no other children and no living relatives that might contest either of these documents. Would recording the deed avoid the hassle of probate? Is there a forum that has input from RE attorneys on BP? I was offered a minimal amount to record the deed and concurrently record a deed to another party. Which bills of my dads would I be liable for if I chose to do that? What kind of sales agreement should there be in that case? I have rentals but no experience with this scenario. I do not want a rental in his area. If you do have experience with a similar scenario then your suggestions would be greatly appreciated. Feel free to direct message me.  Thank you!

What documents are typically provided to an investor in a syndication when a property is sold and their capital and "return" are paid? 

I need to ask my sponsor for documentation and he is playing dumb as to what I'm asking for. I want to see how he arrived at what he paid me. What is this called please?

I suggest, as reasearch, you act as if you are looking for a room, in a college town for instance. Or in the town your rental is in. See how others are listing their rooms for rent. That method helped me.

Apparently I chose the wrong syndicator to invest with. He had a track record. I got references from other investors that had been happy, for years. I invested in one previous property and was paid without any problems.) Two years after I invested in the current property he sold that apartment building/LLC. That was a year and a half ago. He has not paid me or the other investors that I know. He stole (an attorney's word) our money and say's he's put it into another property (without our permission or any paperwork). That property hasn't sold yet. He has sold several others since the one I invested in. He hasn't paid the investors I know on those either. The investors I know of haven't any idea what he is doing with our money. He tells us it is "safely invested". I was hoping to avoid a lawsuit. I guess it's time. I wonder what fraction of my investment funds will remain when all is said and done. I'm getting older and I was hoping to get out of self managed SF. No more syndications for me. Any suggestions?

@Jason Johnson The sheer volume of cold texts I receive makes me block them. It's replaced all the letters and postcards I used to receive. Just too many imo.
