Thanks everyone! The properties are spread out in zip codes 38109 and 38118. Two are section 8 rentals to long term tenants. Lease renewals can be executed before closing. The rents are $650 and $750. ARV is approximately $42,140. I am finalizing the analysis. Thanks for all your input.

Hello Bigger Pocket members. I am seeking your advice on whether the below is a good wholesale deal to pursue. There are 5 properties located in Memphis TN. The owner will only sell them as a package.

Asking Price: $215, 000 for all 5 properties; avg price is $43,000
Properties are mostly 3 bedrm 1 ba; rents avg. $550/mo.

100% leased (with cap rate between 9-11% on this package. 

Nice properties for cash flow. I need help on analyzing package deals. Any suggestions? Thanks.

Hi Marcus, I am also in need of a contract. Will you share? I am working on a multiple property deal involving 5 single family homes for sale in Memphis. 

What are some key suggestions in approaching such a deal? A real estate agent is involved on behalf of the seller who wants to sell the properties as a package. Thanks.

Hello everyone, based on your comments and some additional research, I have taken Frayser off my list of areas to invest in for the time being. I am looking at wholesale opportunities in the 38125, 38016 and 38116 zip codes. Single family properties look the best. What are your thoughts?
