Here I am. We focus on single family BRRRR's and flips. Just realized 5 minutes ago that I own over 1 million in real estate. Whoo! Oh how I wish that was in net worth, but I have mortgages on all 8 of my properties. Still gotta celebrate.

I'm the one that's business oriented. Took many years, but I finally converted my husband over. I think he 'got it' when I customized our new home, including a man cave for him. Something we couldn't have done without real estate experience and connections.

Hello, fellow Alabamians. Preferably in Mobile. I found a property that I am interested in acquiring as a rental. I noticed the county has it up for auction as a tax lien. Does anyone know what the process of bidding is? I will call their office and ask, but they are not open right now. Also, if I win, what about clear title? How do I take possession of the property?

Well, I turned it into a rental and refinanced. I normally cash flow $225 a month. Cleaning the pool every time a tenant lets it get green is a pain the butt, and also expensive. I spent $26,000 to fix it up (2018), with $6,000 left in the deal after BRRR. I also fixed the fence and replaced the roof with metal this year (2019), which was $8,500. The insurance company covered 2/3rds of the cost. So I guess I don't have any cash flow this year. At least the house is in perfect condition. I plan to keep it long term, although I'm open to selling if someone offers the right price because I don't like dealing with pool maintenance.

Congrats! Also, good choice on Agreeable Grey. I use that on all of my BRRR properties too. It's the new beige.

Yes, for $800. I might have been able to rent it for $850 but I had two other empty properties at the time, so I was in a hurry.
