Always have the property tested. If the property is indeed contaminated as a meth lab it is worth much less than what you are offering. I buy meth houses all the time but I remediate them. You can get a great deal but know that the cost in CO is going to be $20-$50k from start to finish.

Hi. My company performs meth lab cleanup all over the country and IN is a regulated State. With that being said no one can enter or remove items until the home has been decontaminated. If the kid takes his stuff and puts it in another location he can then contaminate that house. Your first course of action is to test the property by an IN licensed meth lab decon company. I am happy to recommend if you PM me. Once the testing is done you will get a work plan to decontaminate the house so you can re-rent it. Your house will be listed on the IN registry until decontaminated. Unfortunately it is costly however many of our landlord clients have been successful getting insurance coverage. We get these types of calls all the time. The wrong type of company was hired to do a job they don't know how to do. In my experience if you miss even a fingernail size of blood or matter the smell will never go away. The secret to removing the odor is to initially remove the source of the odor which are the fluids from the body. Then use the ozone machine. It sounds like Servpro missed something. I used grasshopper for years and was very pleased with it. I even paid for the professional voice service and it was worth it.

I am in the same spot with Vanguard. I moved the money over to New Direction IRA and they've been less than helpful. Now the money is just sitting there doing nothing because I've had no help or direction on how to invest it.

Thanks for the reply Marty Johnston My first commercial property was through traditional bank financing but I have another company that occupies the property so the qualification was very different than for investment purposes. I bought it in 2012 and I didn't know enough then to even ask for seller financing. Years later I found out he would have taken it. Lesson learned. I am still Learning the ropes on the lease types. I rent to a various array of businesses so that has been a Learning curve too. Great money though. I am comfortable finding properties on my own but not vetting them just yet. There seems to be various things to look for in calculating what a "good deal" is and I'm thinking some help might be beneficial.

I am looking to get into multi-family. I am primarily a wholesaler and fix and flip on SFR. I own a commercial property that I lease one of my buildings and I occupy the other 2 but I have no experience in multi-family. I was wondering if it was a good idea to find a commercial RE agent and search for deals and learn the ins and outs through him/her. How would I find a seasoned RE agent who would be willing to teach while making a sale? I am in the Tampa market. I am thinking of starting out with 5-12 doors initially. My main questions are how are these typically financed? Is owner financing rare on these deals? What are the creative methods to structure these deals?
