I agree @Tony Lipari it's all about building relationships and trust.  Try to attend the local AREA meetings in your area.  :)

@Tony Lipari $190K isn't a lot of money.  If it were myself, I would offer a private lender 10% on the $190k and refinance him/her out within 6-12 months.

I have been using private money for many years with great success.  I have also been able to lend my cash out at 10% short term.  Always make it a win-win for both parties.
